What income to take into account for a British customer, non resident of France?

Monthly repayment option

Your monthly mortgage payments will be debited from your French bank account.

In addition to your mortgage payments, you may have other costs in France such as utility bills or taxes.

To make your life easier, preferential conditions have been negotiated with a UK leading foreign currency provider to help you make regular transfers to France from your UK bank account.

This service is free of charge (no commission or transfer fees) and represents an average saving of £25 a month {the cost of an international transfer may vary from £15 to £39 depending on your UK bank).

It will enable you to transfer every month a sum of money from any bank account in the UK to France. This sum will be debited in sterling from your account in the UK, converted into euros at a highly competitive exchange rate and transferred to your bank account in France.

Mortgage repayment modulation

After the first year, you may ask, once every 12 months, to increase or reduce repayments by up to 30% of the amount of the first instalment. This will conse¬quently reduce or extend the term of the loan without exceeding the initial term period.

Mortgage holidays

After the first year, you may ask to defer one instalment in any 12 month period (a maximum of five deferrals is permitted). A period of at least 12 months must be allowed between requests.

Early capital repayment

Capital repayments are possible at any time in minimum amounts of 10% of the original capital borrowed. Conditions are indicated in the special conditions of loan offers.

Mortgage transfer

It is possible to transfer your mortgage to another French property if you wish to sell the existing one and keep the mortgage on your new acquisition.

Option to switch variable interest rates to fixed interest rates

The option to convert a mortgage on a variable interest rate into a classic fixed interest rate for the remaining term of the loan is possible at any time.

Mortgage transfer

Al! these specific conditions are indicated in your French mortgage offer which we are pleased to issue together with an English translation. We understand you would feel more comfortable with an English translation of the contract because of the financial commitments.

Please note fnese conditions apply differently according to the UCB mortgage product. These mortgages are subject to conditions, please refer to the "Summary Guide" document for further details.
